  • Create Comparative Market Analysis (CMA) and consult with Seller to arrive at asking price
  • Complete MLS Input form with Seller to insure a complete MLS Listing
  • Consult with Seller about entry policy and viewing method for potential Buyers
  • Procure all disclosures and reports required for the transaction in advance
  • Verify and coordinate state requirement of Water Heater Strapping and Smoke Detector Installation, etc.
  • Order Termite Inspection and coordinate any fumigation or repairs necessary
  • Clarify personal property inclusion/exclusion
  • Evaluate any offers for meeting expectations and viability and discuss options for possible counter offers
  • Verify all purchase offers are complete with any addendums and all signatures are complete
  • Open Escrow within 72 hours and verify deposit of earnest money check
  • Evaluate Buyer’s loan approval and verify funds
  • Present all disclosures (Owner’s, Realtor’s and professional Natural Hazard) within 7 days
  • Require Buyer to complete all inspections and loan and appraisal contingencies within 10-17 days
  • Make sure Buyer signs off on all fiduciary disclosures at contractual deadlines
  • Offer Home Warranty to Buyer for Seller’s legal protection; order through Escrow
  • Obtain Seller’s copy of Buyer’s inspection report and evaluate any request for repairs from Buyer
  • Arrange for Buyer’s Final Walkthrough and have Buyer sign final walkthrough documents
  • Orchestrate closing with any possible contingencies for purchase or rent-back situations
  • Interface with Escrow and Title to insure a timely, smooth closing
